Welcome to Hi Tec Homes. Hi Tec Homes OOD is a Belgian owned Bulgarian company set up to develop a quality timber frame ecological house suitable for the South Eastern European market. The house represents a marriage of the latest technology in ecological low energy construction and the traditional look and feel of buildings in this region. The first of these houses are currently nearing completion in the Strandja National Park in South Eastern Bulgaria.

The house is available in two versions. A 3 bedroomed en suite villa with living room kitchen etc and we also supply a 5 bedroomed en suite version suitable for the provision of additional hotel type accommodation for Motels, Hotels, Spas, Golf Resorts Etc.

We can supply the complete building on a turn key basis or for self builders or developers wishing to enter timber frame construction we can supply the timber frame only.

The structure is designed to meet all local regulations with regard to structural integrity, snow support, earthquake etc. We use the latest computer modeling technology to bring the highest standards to house building. These buildings are designed with performance in mind. Not just high performance in price per square meter but high performance in the cost efficiency of the building into the future. All of our buildings are designed and constructed to the highest European standards.

Our standard low-energy house is designed to give minimum energy consumption throughout the year. This region is an area with long hot summers and short cold winters. Thus the benefit from high grade insulation is felt in both cooling and heating costs.

We would consider ourselves as part of a growing movement to build ecological housing with extremely low purchased energy consumption for heating and cooling, and minimal CO2 emissions.

Timber Frame - The Best Choice The major advantages of timber frame construction are its speed of erection, excellent thermal efficiency, sound insulation performance and of course it’s considerable advantages over traditional building methods where environmental issues are concerned. With Timber Frame construction we can have the shell of your house wind and weather tight within a short space of time. With the roof felted and battened, tradesmen can proceed independently of the weather. Practically no drying out time means work can begin inside immediately on first fix wiring, plumbing and so on. On the outside work can begin simultaneously on external surfaces of the building be it block work or brickwork, roof tiling or slating. Overall, months can be saved in comparison to a cement/masonry built house. Part of the directive states that a Building Energy Rating (BER) certificate be provided when letting or selling a property. Effectively this amounts to an energy rating label on buildings. This will make energy efficient buildings much more attractive to the buyer/tenant as this information is provided clearly to them.
